The Land Finder
What is the Land Finder?
A map of properties for sale, each scored for country living: water, soil and growing ground, safety, drive times to work, church and an ER, internet, and price. Tap any property or any spot on the map to see its score.
What is "Your score"?
Once you set your preferences (your work, church, budget, acres and plans), every property gets Your score as well as its land score. Anything that rules a property out for your family, like a commute past your limit or a price well over your budget, shows as a deal-breaker right under the score, so you don't spend time or money on a property that can't work for you.
Is it free?
Yes. Searching, scoring and saving properties is free.
Where does it work?
We're starting in East Tennessee around Knoxville. The map shows scores anywhere in the region we cover; listings and full reports come first around Knoxville.
Land Reports
What's in a Land Report?
Everything a careful buyer would want to know about one property, written for your family: the land in 3D, the buildings already there, your drive times, whether your plans fit, water and flooding, soil, slopes, safety, the lots around you, costs, and a step-by-step list of what to do next. See a sample.
How long does it take?
A few minutes for most listed properties: we build it fresh from public data for that property and your family. You can keep browsing; the Land Finder tells you when it's ready.
Why can't I get a report for some properties?
We only write a report when we can confirm the property lines on a public parcel map. If we can't, we'll say so rather than guess, and you can send us the parcel ID or a survey.
Is a Land Report professional advice?
No. It's a research guide from public data that helps you ask the right questions. It isn't a survey, appraisal, home inspection, perc test, title search or legal advice. The report lists the checks to have licensed people do before you buy.
Where does the information come from?
Public sources we name in every report: state parcel maps, USGS, USDA, FEMA, NOAA, the Census, the FCC and others. When a source isn't available, the report says so.
Can I order on the Sabbath?
We keep the Sabbath, so orders pause from Friday sunset to Saturday sunset. The free tools stay open.
Your account and Vault
Do I need an account?
No. Your preferences and saved properties are kept in your browser. Signing in keeps them in your account so you can use any device.
What is the Vault?
A private place for each property's documents: deeds, well logs, surveys, pre-approval letters. Only you can see your files, and you can delete any of them or download everything at any time.
Do you sell my information?
No, never. See our privacy policy.
